No — and that distinction matters. Home warranties are reactive insurance products that pay out when something breaks. Total Home Plus is a proactive maintenance service designed to prevent breakdowns in the first place. We handle the upkeep; you avoid the claims.

Do I need to be home during the visit?

We recommend being home for your first visit, but many clients provide access instructions for subsequent visits. All technicians are background-checked, uniformed, and represent the Total Home Plus brand directly.

What if something major is discovered during an inspection?

We'll document it clearly in your condition report and walk you through what we found. For work outside our scope — major plumbing, electrical, or structural — we'll help you understand the issue so you can engage the right licensed professional with confidence.

Can I upgrade my plan later?

Absolutely. You can upgrade your plan at any time. Many customers start with Essential and move to Proactive or Total Home Care once they experience the value of having a trusted maintenance partner.

Do you serve investment property portfolios?

Yes, and it's a core part of our business. We offer portfolio-specific pricing and consolidated reporting for investors managing multiple properties. Contact us to discuss a custom arrangement for your portfolio.

Our inspections are visual and operational — we don't open walls, cut into pipes, or perform destructive testing. This is a preventative check, not a licensed home inspection. We're looking for early warning signs, not writing disclosures for a real estate transaction.
